Capital Markets Analyst (Internship)

Sperry RE Capital (https://www.sperrycap.com/) is offering next Spring 2023 an analyst training program as internship for academic credit. Interested candidates only students pursuing a Masters degree in a real estate related major/concentration should apply with their resume and cover letter by November 30, 2022.
 
Capital Markets Analyst (Internship)
 
Responsibilities include but are not limited to the following:
·        Prepare Sponsor’s offering memorandums OM’s and decks on projects including residential, retail, office, industrial, and hotel for capital providers to evaluate financing opportunities
·        Underwriting financial models/pro-formas using Excel for income and expense projections, sources & uses of capital, cash flow analysis, construction draw schedule, loan sizing, “waterfall” investor return schedule, sensitivity analysis, etc.
·        Effectively explain underwriting assumptions verbally and in writing
·        Perform market research (key demographics, economic forecasts, sale & rental comparables, broker and third-party reports) to identify project’s opportunities and/or risks, and to validate underwriting assumptions
·        Comprehensive due diligence on financing opportunities as required from sourcing through closing
·        Prepare financial charts and data graphs as needed
·        May also participate in client meetings and strategy sessions
·        Assist in maintaining proprietary database for decision-making reporting

Qualifications:
·        Completed a Bachelor’s degree, in addition pursuing a Masters in Real Estate, Finance, Economics, or Accounting Degree
·        Minimum 2 years of relevant business experience with a serious interest in commercial real estate
·        Proficiency in Microsoft Word, Excel, PowerPoint, Access, and financial modeling
·        Market research experience desired but will train
·        Strong analytical, organizational, problem-solving, presentation, and multi-tasking skills
·        Strong verbal and written communication skills
·        Capable of thriving in a high-energy environment
·        Resourceful with excellent detail orientation, able to work well independently and with a team
·        Takes initiative and possesses a high energy level with the desire to contribute to the ongoing success and expansion of our firm
